Study On Project Location And Location Selection Of Commercial Real Estate

Commercial real estate is used as a commercial real estate, and it plays more and more important role in modern service industry and the development of the whole city economy. Due to the influence of the national real estate macroeconomic regulation and policy, high investment and high return of commercial real estate prompts many social capital as well as some real estate developers to invest from the residential to commercial real estate and this formed the current commercial real estate development boom. In the process of the commercial projects development, however, many developers were failure in commercial real estate project development and appeared the situation of the capital chain rupture because of the project analysis or location selection error.At first, this paper discusses the current situation and facing the opportunities and challenges of the commercial real estate development in our country using SWOT analysis method. Then it researches the commercial real estate project positioning and location selection of the position, function and their relations from the strategic height. At the same time, it analyzes the commercial real estate project positioning in the orientation of the formats and the grade from the orientation of consumers and businesses and investors positioning three-dimensional view. And based on analysis of the influence factors on the location selection to build number model, and discuss quantitative various factors on commercial real estate location choice influence and determine the location choice of the main path using the method of "04". Finally, it makes an empirical analysis of the above theory in the case of the fuzhou the "taihe square" project, and it tries to reveal the inherent law of commercial real estate project development to success.
