Since China implemented the housing reform policy in 1998, which officially announced to stop the housing distribution and gradually implemented housing allocation monetization, the marketization of real estate industry has entered a stage of development. With the development of real estate, it become an important pillar of our national economy. Although the real estate has been the pillar industry of the national economy promoting the development of Chinese economic, but with the changings of the national macro-control policies and the increasingly fierce competition in the real estate market, the investment can’t get lucrative profits easily as a few years ago. In the face of constant regulation policies and market fluctuations, accurate product and target groups positioning is crucial to real estate investment, Before making the decision of the real estate investment, investors need to conduct a comprehensive analysis of the investment. Real estate investment analysis is the basis of real estate investment decision-making, from the current real estate development situation, real estate investment analysis is more important to the real estate investors.This paper revolves around "DongJing XinNonghe road" project,the integrated use of real estate feasibility study theory of real estate investment in the development of a detailed analysis of the research.Firstly,through project basic situation of a brief description and environment background, the next project feasibility study of market analysis to provide important basis.Secondly, combined with some references and research data at home and abroad, analysis of the real estate market situation, national regulation policy and the advantages and disadvantages of the project, through the analysis of the competition, comparing with the surrounding buildings, further to make project positioning. On this basis, further analysis of the development and construction plan, determine the product.Finally, according to the basic theory and method of technical and economic evaluation of investment estimate for the project, further to invest in the project financial analysis and evaluation, puts forward risk control and social benefits, prove the feasibility of this project, and puts forward Suggestions on the implementation of the project.
