The ideal 0769 is a normal and top-grade house project that developed by Shenzhen Futong Real Estate Company. It faces market keen competition how makes this project show one's talent, it is a brand-new challenge for this company that entered the market of Dongguan.This thesis use STP (market segments, goal market, market orientation segmentation, targeting, positioning) and 4Ps marketing theory, macro-environmental ones that passed to this project, regional environment, demand state, competition state and his real estate current situation of the development and analysis that tendency analyze study future, the goal customer's colony of the ideal-0769 after fixing it, has established the market orientation of this project, the article uses 4Ps marketing theory finally, made the this project marketing tactics.The vacancy rate of the domestic commercial residential buildings is rising constantly at present, on one hand because of the influence with keen competition, But a more one are that developers have not made deep research to the market, lack the marketing tactics with rational science, plan great masters and sell the idea, the era of frying the concept has not already been returned to. I hope that some analytical methods that this thesis explores have certain reference meanings to theseenterprises.
