In recent years, business property has become a live topic for discussion in the field of real estate as a result of increasing attention from market. The investment involving business property has boomed all over our country. At the same time, the rapid pace of urbanization is facilitating the development of business property. As a fledgling business in China, business property desiderates standardization and scientific management. After years of hardworking and painstaking efforts, the writer has made a case study on certain business property in the context of ZhengZhou city. The present paper begins with a market investigation, then develops with discussion on the analysis and orientation of the business item as well as investment risk, and finally reaches a conclusion. The overall structure of this paper is as follows:The paper consists of six parts. The first chapter gives an introduction to the research background, which aims at the precondition, the distinguished characteristics and management model for the business item under study as well as the present situation of real estate market in Zhengzhou city.The second chapter describes the research design of the market survey study undertaken in Henan province.Chapter three probes into the geographical environment and traffic associated facilities of the item, Moreover; it makes an analysis on the features of the competitive market, SWOT and development strategies.Chapter four centers on the market orientation, which covers the orientation of the item, the target customers, business scale and function as well as the property owner and level.Chapter five will discuss the economic assessment and the risk evaluation. Based on economic indicators, the total cost will be calculated. The final Investment analysis, breakeven and sensitivity analysis will give full consideration to the total cost and the pace of investment.
