Families' demands for houses have been released, but there are market disorders somewhere in China because of the defaults of the housing market and the supervising systems. This imposes negative effects on identifying effective demands and building up belief for government from residents. So this paper's popurse is to find what and how family backgrounds and other factors influence family's intention to move.This paper focuses on two questions: first is to explore and confirm the constructs of residential perception based on Chinese contexts, which is effective to predicting family's mobility intention. Representative variables of family backgrounds and residential bonds were also examined. Second is to build a model, in which residential satisfactions serve as mediators, to examine relationship among residential qualities, family backgrounds, residential bonds and mobility.Questionnaire survey data were collected within the inner city of Hangzhou, as well as individual interviews. 1141 valid samples were collected out of 1500 during three months with effective returns-ratio 76.07%. The data was qualified according to the general rule of construct validity and reliability after the reorganization and the examination for quality of scale had been made. The research model was tested empirically by using Principal Components Binary Logistic Regression and the results confirmed 4 out of 6 proposed hypotheses. The main conclusions include: (i) the family backgrounds and residential bonds can both influence mobility intention through residential satisfaction, in addition to direct effects, (ii) residential qualities have the most predictive effect on residential satisfaction, and family backgrounds and residential bonds have more effect on mobility intention, (iii) housing satisfaction can be a mediator when family considering a mobility, however neighborhood satisfaction can not.According to the results, investigating the relationship among family backgrounds, residential bonds, residential qualities, residential satisfaction and mobility intention simultaneously help explain and understand how independent variables influence family's mobility intention and the role of residential satisfaction in this process. While considering the complexity of the process, the limitations of this study are unavoidable without other causes included. Some advices were suggested for subsequent researches so as to enhance the explanation of family's mobility.
