Though as a transfer structural style with good stress performance, the box transfer storey is not widely applied in practice. This phenomenon can be chiefly attributed to the immature design theory, complicated construction and high cost. Thus, based on the overview of the current research and project application situations of the tall building with box transfer story, the paper explores the modeling method and analytical procedure.Based on a project, different finite element analysis software are used to establish a model of the whole building with the box transfer storey, Using modal analysis and seismic response spectrum analysis, the vibration characters of the model were revealed and analyzed. Major impact on the seismic performance of the parameters, including conversion storey mass, rigidity upper and lower slab thickness of the transfer storey, which affect the seismic resistance behavior and modes of the structure are analyzed and evaluated. The paper focused on the deformation and destruction of transformation component in the box transfer storey under. The vertical loads:1) The comparative analysis by ANSYS and PKPM-SATWE shows: when calculate the impact of earthquakes, the results of two software have some differences, but,from the overall trend of story drift and displacements,They reflect the variation is the same. the box transfer story's upper and lower floor form a strong constraint to Lateral components. The box transfer story's stress performance is superior to general beam transfer story. If the construct condition permits, it is more beneficial for structure integral stress to choose box transfer. Besides, it facilitates the reduction of structural earthquake response via adequately decreasing the rigidity of anti-lateral structure member over transfer story.2) Relative to the quality and thickness of the upper and lower floor, change of conversion layer's stiffness the greatest impact on the overall structure. Meanwhile, Finite element analysis results show that upper and below box transfer layer's 1,2 story have more serious damage, due to transfer story existence, lead to mutation seismic response, when seismic design, them become a particularly important parts. 3) Using ANSYS, set up entity model of transfer beam in the box transfer story, analysis the deformation of beams and cracks with time carry by.
