| With China's rapid economic development, accelerated Urbanization process, the improved living standards of the residents, that people's demand to improve house living condition will be increased. However, there are many people but few islands in China, the appreciation of RMB, the government's policy of restraining house price rising excessively and policy-related suppression to the investment of people's housing needs. The real estate project is irreversible, also needs large-scale investment and a long cycle construction period, it is also impacted by the factors of economic, policy and psychology. Hence, the analysis of the above factors should be performed and a feasibility study should be conducted before the investment in real estate projects.This paper conducts a comprehensive analysis of the real estate investment environment, supply and demand in the market from both national and local perspectives. Taking A housing project as study objects, the paper performs analysis of project orientation and situation of the competing flats in the same region; Introducing the design program and project planning design, making arrangement for controlling project construction schedule and collection sales fund; Analyzing financial evaluation indicator from both static and dynamic aspects; Adopting quantitative analysis to evaluate social benefit from the project; Adopting break-even point analysis, sensitivity analysis, SWOT analysis to evaluate project investment risk. A final conclusion:that this project will have significant economic and social benefits, the project development is feasible.By the combination of quantitative analysis and qualitative analysis, this paper has made a deeply research on the economic benefits of the project, A feasibility demonstration of the project can drawn a reference in solving the investment problems in the real estate projects, especially in the commercial housing, affordable housing,even policy-related and price-limit housing. |
