Jiangsu Express Company Town Center Construction Project Feasibility Analysis

Feasibility study refers to the overall analysis, test, and evaluation of various problems relating to the market, resources, engineering technology, economy and society of the project before decision of investment is made, hence to judge whether the project is technologically viable, economically reasonable. It also selects among several plans and choose the best one. Its purposes are to make decision-making scientific, programming and reliable, and to provide guidelines and references for the implementation and control of the project.The present paper firstly introduces the developed qualitative and quantitative methods of feasibility studies at home in the field of real estate. Then the paper defines feasibility study in general and introduces the general steps involved in the process of feasibility study as well as the proposed model of it. Following this chapter, the author discusses the meaning of this study. Taking Hongqiao center construction project in Nanjing city as a case,The study analyzes investment estimating, sales revenue, profit and loss, ability to pay debt and cash flow in terms of financial analysis, makes uncertainty analysis and social influence analysis, and presents the relating risk countermeasures. Finally, the thesis draws a conclusion according to the above analysis.It is expected that it could offer some reference and gist for investors through the analysis of Hongqiao center construction project, and draw lessons for the development of other projects. It is also hoped that real estate feasibility study could be thinning constantly and developing towards socialization and specialization. At last, the real estate market could be evolving and developing soundly.
