Along with the continuous development of economy, there are more and more discussion and concern about the real estate and real estate market. Housing as private property, its share of property gradually increase in the households. As investment products and trading goods, the real estate is extremely active in the market economy. As real estate market has regionality and heterogeneity, the different regions and cities have their own particularity.Based on the real estate market's importance of the urban development in China and access to a large number of documents, the author found that the current process of urbanization continues accelerate and is entering a new stage of development, the urban size is expanding while there are also serious population problem and other issues in China, which also led to an enormous created demand of the real estate market and then showing a rising trend of real estate prices. Therefore, the author studies a lot for this problem then gets the corresponding results. Firstly, comprehensive conduct and sort out the home and overseas literature review about the size of cities and the real estate market. Second, collecting and sort out relevant data by the years of 1999-2008 of 70 large cities in China, classify and screen all the data according to non-agricultural population and of built-up area, then calculated indicators of various types of real estate sales and doing trend analysis and draw trend graphs, then according to derived trend graphs and correlation analyze the price of the Shijiazhuang real estate market by the years of 1999-2008 and broadcast the price of the year of 2009-2013, finally gain inspirations and give advice, which is reference for the developed city to grasp their own development and future trend, for the real estate business and the Government to improve the management and macro-control of the Housing real estate situation. The innovation of this paper is:a simple break of the traditional indicators analysis of real estate market trends and real estate prices. means cluster And this paper was introduce and screen the non-agricultural population and the built area of classification of the data for the first time, and under the situation of non-agricultural population and the area of scale expanding, reveals real estate sales prices, per capita and per capita sales of commercial real estate sales volume trends emerged gradually increased for the first time.
