With the reform and opening up, China's economy has developed rapidly, and as a member of the market economy, after a series of reforming, the real estate industry has become the pillar industry of the national economy. China's real estate market is growing, but commercial residential building of study about vacancy, vacancy rate, and reasonable vacancy rate is not perfect. Therefore, it is very difficult to judge commercial residential building whether healthy, sustainable and stable development or not.Basing on the study of reasonable vacancy rate of commercial residential building at the same time, this paper puts forward reasons and roles about the reasonable vacancy. And scholars on commercial residential building have drawn less about the reasonable vacancy rate in our country at present. According to the characteristics of commercial residential building market, this paper puts forward the definition about the commercial residential building of vacancy, vacancy rate, and reasonable vacancy rate. And according to the definition and its related factors, this paper have constructed model to solve the reasonable vacancy rate about the commercial residential building. And on the basis of the model and the commercial residential building market of Nanchang, this paper put forward reasonable vacancy rate of Nanchang about commercial residential building.
