Residence construction has become a new urban consumer hot-spots and a new economic growth point. Not only residence construction is improving people's living standards, but also playing a tremendous role in promoting socio-economic development. With the rapid development of Xi'an's resident construction, vacant house area continues to grow. House vacancy, as a important indicator of residence market, can reflect past investment and guide to plan the coming investment. Appropriate vacant house area which is necessary for residence market that is in the balance between supply and demand, makes residence resources benefit most under the market condition. Studying vacant house in Xi'an contribute to realize internal balance of residence market and promote market develop steadily. Moreover, it can provide constructive suggestion for government, financial institutions, builder and consumer.At first, this paper introduces the basic concept and related theory of vacant house. by contrasting residential vacancy rate's calculation method of different countries and regions, this paper choices correct method. On this basis, considering the characteristics of resident market and improving natural vacancy's computing method, this paper determines natural vacancy rate which prepares help for the III Chapter. Then, on the basis of a lot of statistics and data, this paper analysis the actual vacant of resident market from four aspects which are overall residential market, property type, size, price. Finally, this paper find problem in the resident market and perspective proposals from the supply structure, secondary market, government and financial agencies for the residential market's healthy development.This paper analyses the house vacancy systematically in resident market of Xi'an. It exist two problems. The one is house demand beyond supply, the other is unbalance that supply structure system exists. It is major work to speed up housing construction and adjust supply structure system for Xi'an. market participants must actively create conditions to the develop the residential market from the internal and external environment, make housing construction and the coordinated development of regional economies, coordinating housing construction to the development of regional economies...
