Beijing Urban Residents In Housing Affordability Study

For our special components of politic and economic facilities, more and more residents rush into big cities like Beijing, Shanghai and Guangzhou to work and live, the explosion of population leads to an extended requirement of housing, which accords with various problems. The traditional and foundational factors of happiness are nice clothes, fresh food, suitable house and convenient traffic condition. Once most residents can't meet their needs of housing, the society will come up with unstable factors.For now days, the problem of resident's housing burden heaving is more and more attracting people's attention. The paper makes a conclusion of global indexes of housing affordability, then discusses their application in our country further. By analysis the data of Beijing city (2000-2009), the article gives a clear view of the trend of Beijing households market and also future's trend. There are three indexed of challenging housing affordability, which are housing price to income ratio (PIR), housing affordability index (HAI) and monthly mortgage payment to income ratio (MIR).But in our country, there isn't a complete system of measuring housing affordability, the paper's purpose is to make clear the Beijing residents housing affordability by calculating the three indexes. Fortunately, according the data of annual housing price, annual income and annual renting interest rate,which are all available in Beijing Statistic Institution, the paper regained the Beijing's PIR MIR and HAI between 2000 to 2009.The paper deeply researched the system of housing affordability and Beijing's data of the three indexes including the future's trend. The other factors of Beijing housing affordability are also a important part. At the same time, the goverment policies are discussed to measure the Beijing housing affordability.
