House prices play a vital role in local economy and people's quality of life, and thus are attracting attention from both the central and local government, and ordinary people. Researches on the price structure, influencing factors, economic models, spatial distribution, macro-control and other aspects are very common. Among them, the spatial variation of housing prices becomes a hot topic, mainly because its impact on the city's spatial structure, population distribution, social stratification, supporting facilities, ecological protection and so on. Most researchers get their conclusion from modelling or case studies. However, to fully reveal the spatial variations of the housing price needs more case studies from a wide range of cities.Suzhou, a 2,500-year-old cultural city, is located in the east of Taihu Lake, boundering Shanghai on the east, and is the ninth largest city of new technology. Various factors including urban conservation, rail transportation, industrial development, landscape resources, regional radiation, policy control, and so on exert their influence on the spatial variation of the housing price. Therefore, Suzhou is taken as a case to deeply study the spatial variation of housing prices, the influencing factors and the control measures.The article is divided into seven chapters.ChapterⅠis introduction. It analyzes the background, research purpose and possible usage; and method, study subject, cases, content.ChapterⅡis literature review. Studies on the performance of spatial variation of housing prices,the influencing factors of, and regulation measures are reviewed in this chapter.ChapterⅢis the housing price theory, focusing on the research model of housing prices, related theory and characteristics of housing prices, to make bedding for the following studies.ChapterⅣsummarises the expression law of the spatial variations of housing prices in a city and in Suzhou, esp. By multi-scale and multi-period analysis, it compares the housing prices from the year 2000 to 2009 in groups, plates, and estate three levels. Some very interesting rules are found.Chapter V studies the influencing factors of spatial variation of housing prices. The influencing factors includes regualtion, economy, population, society, location, psychology, supply and demand, and with a deep analysis of macro-regulation, urban planning,land supply, rail transportation of spatial variation which influence Suzhou housing prices.Chapter VI is regulation study of spatial variation. It sums up the possible negative consequences of the spatial variation of urban housing prices and puts forward some regulation suggestions accordingly.Chapter VII of this paper is conclusion and discussion. It summarizes the whole paper and point out the problems that still need in-depth study in the future.
