As the economy continues to develop, the scale of real estate in China isgrowing, commercialization of tenement is very common, real estate has become oneof the pillar industries in China. But there are series of problems, such as high realestate prices also makes it a common focus of all aspects of government, residents,and academia. In this paper, we refer Nanchang City2005-2012new ordinaryresidential sales price data, and use the economic statistical methods and geographyanalysis method, with the help of ARCGIS, GS+, GEODA software to explorechange and space evolution, the following conclusions:(1) It can be seen in Nanchang average residential prices in general can bedivided into five phases, For the the smooth stage before the sub-prime crisis and therapid rise in stages, the downward phase of the subprime mortgage crisis, and after thesubprime mortgage crisis stage of rapid increases and fluctuations in stage, overallundulates rising trend; For further analysis in accordance with the Nanchangadministrative divisions, and found that the average residential sales price through theopen area and high-tech zones have been at a relatively low state, the in DonghuDistrict and West Lake District average residential sales price highest set QingyunpuHonggutan New and Castle Peak Lake District center, each level of fluctuations;Castle Peak Lakes and Qingyunpu prices rose, Donghu District, High-tech Zone andthe West Lake District or the center or through the open area and Honggutan New;Honggutan New Castle Peak Lakes region the number of new residential, XihuDistrict, East Lake District and Qingyunpu The district center, high-tech zones andthrough the open area at least.(2) Standard deviation ellipse analysis showed that the center of the ellipse isstable at Bayi Square to Bayi Park reflects the urban structure of the the Nanchangsingle core; oval has expanded each year and gradually expanded the scope ofNanchang real estate development, and gradually expand to the surrounding suburbs.Kernel density analysis showed that the hot area of Nanchang real estatedevelopment was shifted to2012from2005Jiangxi Nanchang Bridge nearRiverbanks Bayi Bridge, uncooked rice Bridge to Ai chihu south side and Castle Lake,Honggutan other areas,With the development of the urban economy, Nanchang realestate development presents a multi-regional, multi-focus, multi-faceted floweringtrend.Global spatial autocorrelation analysis results show that each year the global Moran’s I values are positive, Nanchang ordinary residence there the obviouscharacteristics of spatial concentration, high prices and high-priced places aggregation,low prices and low-priced places with each othergathered the spatial distribution ofthe phenomenon.Anisotropy analysis showed, Nanchang each of the four directions ofthe semi-variance function are not very stable, has a significantly different structuralcharacteristics; each showed obvious wavy, Nanchang real estate prices by the Centretofour weeks was more obvious ring structure; the isotropic analysis showed,Nanchang prices inherent factors such as traffic conditions, ecological environment,market prosperity, the surrounding supporting facilities location factors on the price ofreal estate is much larger than other uncertaintiesrandom factors. By Nanchang yearaverage residential price, combined with the results of the previous analysis, it can beseen, the one hand, with the development of Ganzhou in Jiangxi the shore Honggutanthe Nanchang high prices gradually by the Bayi Square to move westwards. On theother hand, the spatial distribution of the real estate market prices in Nanchang meanthe phenomenon is beginning to show, to reduce differences in the suburbs with thecity’s real estate price.(3) The analysis of the spatial and temporal evolution of Nanchang real estateprices, results, Nanchang new average residential price descending from the citycenter to the suburbs.With the ever-increasing costs of city center living and theworsening of the environment in the process of urbanization, suburban residentialpricesrate is often greater than the urban areas; urban planning and policy orientationhas a direct impact on a regional real estate prices; rivers, lakes, roads, roads near theintersection often become a gathering area for the first area of a regional real estatedevelopment and luxury real estate; the core area of Nanchang prices are from the eastbank of the Gan River near Bayi Square gradually moved westwards, indicating thatthe pattern of Nanchang one river Twins city is gradually taking shape. Furtheranalyzed, the city’s economic development policy and urban planning, urbanfunctional structure of the transfer of the natural and human environment impactNanchang residential prices spatial and temporal variation and evolution of the law.
