With the fast development of the real estate market, the competition of real estate industry becomes fiercer and fiercer. The preliminary planning of the real estate projects is the first step in the process of the development of real estate projects and it is the foundation of the development of real estate. The preliminary planning of real estate projects affects the act of investing. After studying and analyzing a lot of information about the preliminary planning of real estate projects, GIS is applied to the preliminary planning of real estate projects, and the extent of GIS application is expanded.(1) According to analyzing the data about real estate projects and its construction cost, the tables that manage the data is created and they are managed by the database.(2) It's the design of the system function. According to the characteristic of the data and the requirement of the preliminary planning of real estate projects, the design implements the function including buffer analysis, overlap analysis, density analysis, ring buffer analysis, interpolate analysis. According to the database, the design implements the function including the management and search of the real estate, the management of the information about land use and cost analysis.(3) It's the software empolder of the assistant system of the preliminary planning of real estate projects. It makes use of Microsoft Visual Studio 2005 as the software platform. It adopts C# software language and ArcGIS Engine 9.2 that contains many graphic controls for system design. Contrast to GIS desktop software, the designed system possess the advantage including starting soon, using little space and running off the GIS desktop software.(4) The assistant system of the preliminary planning of real estate projects is used to analyze the data. The function of GIS spatial analysis provides result which is graphic information. The data management module provides the function including computing anticipated development cost, unit cost and unit price that gets from the market selling data.The assistant system of the preliminary planning of real estate projects provides quick, graphic and easy method for the project planners.
