With the rapid development of Chinese real estate, it has become one of Chinese national economic engine. Because of its high-yield characteristics,it is still favored by many investors. According to the investment theory, high-yield is actually high-risk compensation,and it is no different with real estate investment. How do the risks of certain circumstances, enlarge the income as much as possible; or profit under certain preconditions, control the risk as much as possible within acceptable values. The fundamental objective of the two investment is to forced the investors to study the actual depth and detailed feasibility of the project before they invest.In this paper,we use ZQL project of the HF,a real estate company as a background, with the management, marketing, financial management, investment economics, and many other disciplines, the basic theory and basic knowledge as a guide and the use of real estate investment theories and methods of HF Rooms ZQL real estate companies to invest in the project feasibility study, evaluated the project technically feasible and economically justified, and ultimately come to the conclusion of the investment feasible, and proposed a constructive suggestions.And it is in accordance with the actual situation,so as to come to the annalysis method is effective.Based on the analysis of large number of the latest data, conclude that a strong local residents come to the real purchasing power and the desire of buying, which can constitute the market needs, then analyzed Shanghai, Fengxian District, Nanqiao their supply and demand, and real estate the relationship between prices and market development, and regional competition cases, the project swot analysis, the summary of market analysis and market positioning. And from the overall planning, environmental protection, project control and organization, scheduling, and other technical aspects of projects can demonstrate the line. Finally, a detailed estimate of total investment, the use of price prediction model to predict the price of each chamber, with estimated earnings to calculate the project's profitability and financial sensitivity of the consolidated project's economic, social and environmental benefits, and reveals what may risk, proposed the risk control measures. This paper describes the use of economic theory and the theory of investment knowledge, with special attention to the reality of regional economic development and real estate business characteristics. Hope we can give real estate enterprises and their similar enterprises in the economic evaluation of investment options for reference.
