At present, China is in rapid urbanization and industrialization, which leads to a huge demand for construction land. While, most rural residential land is uninhabited and unused with its expanding scale. Caused by social and economic development, institutional constraints, industrialization and urbanization, the homestead circulation has become an unavoidable trend in these factors.During a long period, the circulation of homestead was restricted by laws and systems in China, and thus invisible trade was found frequently, which has brought great negative effects on the construction and health development of land market and damaged the interests of farmers, led to a serious loss of land assets. In response to this situation, the central and Ministry of Land and Resources of China carried out homestead pilot study in Beijing, Shanghai, Chongqing etc and achieved good results. However, due to the work was done by the government and its subsidiaries mainly, which was lack of consideration on farmer's desire and interest, and then got a worse result after the transfer. Based on this, the influencing factors and mechanism during the process of homestead circulation were studied in this paper, in order to provide theoretical and decision support for homestead circulation in the future, and provide practical operating strategy land for building a harmonious society in land use.The wishes of farmers during the homestead transfer process were taken as the research object in this paper. With document analysis method and summarized method used, the possible influence of external driving force such as social development, economic development, institutional constraints, industrialization and urbanization, traffic conditions etc and internal driving force such as individual characteristics of heads of households, family and traditional ideas etc on homestead circulation is analyzed. Then an empirical study was set up in Luotian county, Hubei province. Qualitative and quantitative analysis was made with Logistic model based on the data collected. The results show that the higher education level of farmers, their stronger will in homestead circulation, the proportion of non-agriculture population, house service life, number of family-owned house, distance between the town and homestead, away from the main road from the homestead etc are also important impact factors. Finally this paper proposes relative suggestions about improving legal institutions and ensuring farmer's property rights.
