With the progress of social development,the security function provided by the house site to the farmers is no longer just to meet the basic needs of their living and living production,economic factors,social factors,environmental and emotional factors brought to the farmers and peasant families.A series of supportive functions are gradually recognized as an important aspect of the welfare of farmers' housing sites.The performance and distribution characteristics of farmers' welfare effects after the transfer of housing sites have always been the focus of the academic community.At the same time,due to the heterogeneity of the vast rural areas in China,different rural types have different characteristics of natural economic development,and there are differences in the manifestations of various supporting functional attributes of residential sites.In theory,the benefits arising from the transfer of different rural housing sites The effects are also different.The difference in the endowment of individual households and household resources also affects the specific manifestation of their welfare effects to some extent.Based on the definition of welfare and the connotation of the welfare of the house site,this paper selects the functional activities of the farmer's house base transfer from the aspects of housing,family economy,social security and community environment under the guidance of Amartya Sen's feasible ability and welfare theory.The indicator construction welfare evaluation system,based on the farmer's welfare function,the transfer benefits of the farmer's family homestead in the study area,and transfers the family housing base of the three different rural types of rural households in the suburban rural areas,the pure rural areas and the scenic rural areas.The welfare effect was analyzed in detail.On this basis,social location and the transfer of the housing base in different rural areas,the distribution characteristics of the household sub-index welfare are further analyzed.In the study of the difference of farmer household welfare in different rural areas,by analyzing the Lorenz curve of farmer welfare,this paper analyzes and discusses the characteristics of rural households' welfare gaps in different rural types,and introduces the model of farmer welfare difference coefficient to further quantify the difference of farmer household welfare within the region.Characteristics of differences in the transfer benefits of rural households in different rural areas.Finally,the factors affecting the internal welfare differences in the region are discussed by constructing an econometric model?The study found that:? The welfare effect of homestead transfer in the sample area is generally good,but the distribution of welfare in different rural types is different.The welfare of rural households in the suburbs and the suburbs of pure rural households are lower than the overall level of the region,and the difference is large.The welfare of rural households with beautiful scenery is higher than the average level of the study area.The welfare of farmers is better than that of rural areas in the suburbs and pure rural areas in the outer suburbs.From the perspective of the distribution of farmer welfare,the rural welfare distribution in the suburbs shows that there are more households in the middle welfare section,and the households in the low welfare section and the high welfare section are less distributed.The rural households in the suburban pure rural welfare section have the most distribution and beautiful scenery.Rural households are concentrated in the high and medium welfare sections,and the housing estate transfer benefits are the best;?Judging from the differences in internal welfare of homestead transfer,there are differences in the transfer benefits of farmer's house bases in the sample area,and there are differences in different rural types.The difference between the welfare of rural farmers in the suburbs and the outer suburbs is similar to that in the sample area,and the difference in welfare between the suburbs is greater than that in the suburbs.The difference coefficient of welfare of rural households is lower than that of the sample population,suburban and suburban pure rural areas.The difference in benefits is minimal??The influencing factors of the differences in the welfare of the farmers in different rural areas are explored,and it is found that the form of the transfer of the housing base has a significant impact on the welfare of the rural households in the suburbs and the suburbs.Moreover,the proportion of non-agricultural income and the proportion of dependent population also affect the internal welfare differences of the suburbs to a certain extent.The difference in the internal welfare of the scenic rural areas is mainly affected by the two indicators of non-agricultural income and the scale of the housing base.On this basis,the paper puts forward corresponding policy recommendations for the regional differentiation characteristics of housing land transfer and the differences in the welfare effects of farmers.In the transfer of housing sites,farmers‘employment opportunities should be promoted fairly,and regional welfare distribution should be promoted.Considering regional differences,different housing estate transfer policies and safeguard measures should be formulated;farmers'demands for circulation should be more respected,farmers' rights should be fully protected;and farmers' homesteads should be strengthened.Circulation policy cognition allows farmers to share economic development results.
