Study On Influence Factors Of Urban Construction Land Intensive Utilization In Tianjin

Studying the changing rules and factors of the intensity utilization of urban construction land has great practical significance for promoting the intensity utilization of urban construction land. As one of the economic centers of northern cities, Tianjin is experiencing rapid economic development, and the level of the intensity utilization of urban construction land needs to be improved. The research of the factors of the intensity utilization of Tianjin's urban construction land will play an important role on improving the level of the intensity utilization of urban construction land and relieving the pressure on urban construction land and making a rational plan for the use of urban construction land.Thesis topic selection came from National Natural Science Foundation of China (No. 09BZZ024). Based on the connotation of the intensity utilization of urban construction land and the status of Tianjin's urban construction land use, this paper constructs the metrics of the level of urban construction land intensity utilization, calculates the degree of urban construction land intensity utilization with the method of entropy and makes qualitative and quantitative analysis of the factors which influence the intensity utilization of urban construction land. When making quantitative analysis, this paper mainly adopted the methods of Factor Analysis and Grey Relational Analysis.Chapter 1:Introduction. This chapter analyzes the research background, the research meaning, the research purpose and the research status at home and abroad. In addition, the research methods and the content of this paper will be outlined in this chapter.Chapter 2:Definition of the concept and introduction of the research theory. This chapter identifies the meanings of urban construction land and intensity utilization of land for construction, and explains the theory of rent, location theory, man-land relationship and the theory of sustainable development.Chapter 3:Introduction of Tianjin's urban land use. This chapter mainly introduces the development of Tianjin city, and analyzes the status and characteristics of urban construction land use.Chapter 4:Measurement of the intensity utilization of construction land in Tianjin city. This chapter constructs the metrics of urban construction land intensity utilization, measures the degree of Tianjin construction land intensity utilization, and analyzes the level of Tianjin construction land intensity utilization. In this chapter, Two central towns will be mainly analyzed.Chapter 5:Analysis of the factors of the intensity utilization of Tianjin construction land. This chapter firstly makes qualitative analysis, and then, summarizes seven categories of factors:economic development, man-land relationship, the level of urbanization, industrial structure, city size and the policy systems. Afterwards, the methods of Factor Analysis and Grey Relational Analysis will be adopted to make quantitative analysis, and which would prove the correctness of the qualitative analysis and find the main factors.Chapter 6:Propose targeted countermeasure and recommendation based on the above analysis results.Chapter 7:Conclusions and outlook.
