In recent years, China's real estate industry is developing rapidly. However, its huge demand for funds is supported by domestic financial institutions, particularly commercial banks. However, China's real estate capital requirements mainly comes from the commercial banking system, other financing channels is few. The financing system for real estate industry including trusts, stocks, bonds, funds has not developed yet in China. This financing status brings great credit risk to commercial banking system. Therefore, research on real estate credit risk management has great theoretical and practical significance.This paper firstly introduces the research background and research status of real estate credit risk management. And then it proposes that research on real estate credit risk management from the perspective of measurement of credit risk is very important. Then it introduces the basic concepts related to real estate credit risk and analyzes the causes of real estate credit risk and its transfer process. Then this paper introduces the concept of real estate credit risk measurement and its method, and selects the credit risk measurement model CPV to build a real estate credit risk measurement model. And then the author carried out an empirical study, using SPSS software for multiple linear regression analysis. Based on the study results, the paper proposes how to manage the real estate credit risk from three aspects, which are early risk warning, risk transfer and internal risk control.This paper uses the research method combined qualitative and quantitative analysis. From the qualitative aspect, it analyzes the causes of real estate credit risk. From the quantitative aspect, it collects a large number of dates, and carried out an empirical study on real estate credit risk management using advanced statistical method. Based on the principle of theory with practice, in the end of this paper it gives some useful suggestions to China's commercial banks and other financial institutions on how to identify risk, evaluate risk, and reduce risk in the field of real estate credit.
