Research On The Game Behavior Of Homestead Exchange

It is widespread that there are multiple housing lands in one household of our nation's countryside, meanwhile a great many peasants work swarm into cities with buying houses for living, as a result homesteads are laid aside causing'Hollow village'phenomenon such that homesteads are being the area of land resources wasted most serious. Since the 1990s, urban land development became harder and harder with the obviously faster industrialization and urbanization rate, and land accommodation cannot meet the increasing construction land demand which bring on the increasingly sharp contradiction between land supply and demand. Integration and replacement of house-site in the countryside, become one of the effective measures for easing the contradiction. The rural lands are in concentration and intensive use with management in scale at the same time, which can also improve rural living environment, and raising farmers' living standards. Part of our more developed regions has developed homestead replacement between cities and suburbs.This article is based on many scholars'study, firstly, introduces the feasibility and necessity of house-site property release in existing legal framework, moreover, summarizes and analyzes current task of replacement way through literature study. This paper is focused on the game behavior of house-site replacement, and the standpoint of house-site replacement is the interests balance for government, and developers the village community. The essence of house-site replacement is the adjustment of the interrelationship to achieve the balance of interests. Then,the paper uses the game theory to construct the dynamic game model of the house-site replacement, analyzes benefit gambling mechanism between the related subject. Last but not least, take an example of Hua Ming town in Tianjin city, the paper conclude that it is more conducive to accelerate the balance between urban and rural development, promote house-site replacement and social harmony through the empirical analysis when we take the replacement way of which the government, developers, and village collective jointly operate. In such a way, the government acts the role of assurance policy, and developers fully participate with village collective being as the main body.
