In recent years, the rapid development of the logistics industry makes the traditional warehouse not be able to meet market demand, so the logistics real estate emerges as the times require. After all, the logistics real estate is a new thing, study on which cannot keep up with the development of practice, the current domestic research even still remain in the concept stage. So in-depth study of logistics real estate is not only meaningful in guiding its healthy development, but also has a theoretical significance to replenish the research system of real estate.At the beginning, this paper describes related definitions and connections between the prices of logistics real estate and road transport. The qualitative analysis has gone into two lines, that is, positive and negative impacts on the prices of logistics real estate from road traffic. The impacts can be divided into four aspects: the impact of regional land, road transport development to bring the aggregate effect of logistics real estate and road transport development has brought some of the side effects. Road traffic has two lines of impacts on logistics real estate prices, positive and negative, but the positive effects are dominated. In quantitative analysis part, logistics real estate price evaluation model is constructed based on multiple regression analysis, which including four variable quantities, namely, road traffic density, the accessibility, and development intensity and land prices. The paper integrates those variable quantities and logistics prices and takes an analysis of the relationship between them. Finally, the paper takes ?ProLogis Logistics Park of Wuhan'as an example to analyze how road traffic conditions in Wuhan influences the price of the logistics park.Through two dimensions of analysis, this paper concludes that logistics real estate developers should connect with transport planning departments in the planning step. Thus, it can avoid being out of line, improve logistics efficiency and thus enhance the logistics real estate value. With the rapid development of the logistics industry, the logistics real estate will have more and more in-depth development. I hope this study can be reference in certain way.
