Beijing issued a new policy—the directed settlement project in order to resolve the resettlement issues in the collective land, which is called " three directions three limitations " housing policy. This paper studies the development of the similar projects in other countries and regions, and the constructive experience in our national conditions, that pointing out the "three directions three limitations " housing policy is in line with our actual policy needs, and this policy will implicate and guide the development of the similar projects in the future. This paper is aimed at the characteristic of "three directions three limitations" housing policy, using the research methods of literature study, research study and comparative study, and analyzing the characteristics of the moving back families, in order to find housing needs. then on this basis, using the theory of residential area planning and building design, make the analysis and discussion of the building and designing principle of these projects, and sum up its some characteristics and laws of these projects. Besides, supply many kinds of designing for residential space under the certain multi-family total floor area of residential, while emphasizing compact design and the reasonable limits of each function scale in order to achieve the goal that economical and reasonable, and make the designed residential unit comfort and good of all. At the same time, this article makes a preliminary study design to the future trend of development of residential friendly design, efficient space design in the "three directions three limitations" houses. Finally, briefly describes the design practice in some residential projects using the "three directions three limitations" housing policy.
