Model Of Housing Consumption Function Of Xian Housing Market And An Empirial Study Of It

Socio-economic growth,mainly comes from production-driven(supply push) and demand(consumer driven).With the change of seller to the buyer's market,consumption is playing an increasingly crucial role on a regional economic development,as consumption is the ultimate goal of social production and end only can consumption stimulate investment spending and thus stimulate the economy as a whole sustained to grow.The housing consumption is one of the most important problems to the resident and government.Housing consumption is a key entry point to solve the housing problem,while the consumption has important significance on national and local economic development also.This paper introduces the consumption function to the area of housing consumption, based on the introduction of the basic theory of consumption function.Variables of housing consumption function are selected on the base of analysis of the main factors of housing consumption.The urban residents housing consumption function is established according to the analysis of consumer behavic,r.Finally,an empirical analysis of the impact of Xi'an is taked and the major factors in Xi'an housing consumption and the factors path is analysised.Through these,we found that the impact of housing consumption in Xi'an as the main factor is the disposable income of residents,the actual interest rate housing loans and housing prices.Housing MPC and the disposable income of residents in housing consumption path are analysised on divided income groups.
