| This paper firstly listed some company's value assessment research theories and methods, including relative valuations method, absolute valuations method.The applications in real estate enterprises using these valuation methods are discussed. It theoretically supported the discount cash flow valuation analysis of Poly real estate company.Then the paper analyzed the macro situation of real estate industry in our country, from four aspects including policy, economy, society, and technology.In order to finish the valuation the Poly real estate company, we analyzed the financial statements and management situation and estimated some key indicators and future free cash flow. Finally, the valuation of Poly real estate company was completed using the free cash flow discount method in three growth stages. The result of valuation is within the range of its stock price fluctuations. It states that the free cash flow discount method is suitable for valuation of real estate company. |
