Study On The Potentiality Caculation And Intensive Land-use Pattern For Rural Residential Land

The paper reviewed the related studies on rural residentials, and found out the following problems: (1) the potentiality calculation for intensive land-use only takes the construction land area per person,floor area ratio or idle land into consideration, but do not make a comprehensive consideration of them; (2) few studies do the research on the land intensive use schedule; (3) until now, the studies do not make a comprehensive research for rural residential containing intensive use for rural residential - potentiality calculation for rural residential- the land intensive use schedule for rural residential- intensive land-use pattern for rural residential. To address these issues, this paper took Liuhe and Ludu Town in Taicang City, Gexianshan Town in Pengzhou City as the study areas to do the rural residential intensive use assessment, calculated the potentiality by considering the construction land per person, floor area ratio and idle land together, figured out the timing of potentiality with the method of Technique for Order Preference by Similarity to an Ideal Solution (TOPSIS) by considering the intensity of rural residential, the potentiality of the intensive rural residentialsuse, the economical elements and the social elements, etc. And then, the paper provided the suggestion on intensive land-use pattern for local rural residential. Finally the paper got the conclusion as following: (1) the theorical potentiality of Liuhe and Ludu Town in Taicang City is 272.126 hm² and 95.491 hm², and the real ones are 189.597 hm² and 19.317 hm², respectively; the theory potentiality of Gexianshan Town in Pengzhou City is 912.205hm² and its real potentiality is 304.026 hm²; (2) the timing of the potentiality mining for Liuhe,Ludu Town in Taicang City and Gexianshan Town in Pengzhou City are divided into four level, which are 1^st priority mining area,2^nd priority mining area,3^th priority mining area,4^th priority mining area.(3)the patterns of rural residential for Liuhe, Ludu Town in Taicang City are two towns'interaction development,off-site relocation,the internal transformation of the village,and urbanization; for Gexianshan town in Pengzhou City, the whole village should be relocated, and concentrated residentials should be built, the old rural residentials should be rearranged. The results and conslusions of the paper can support the decision-making for Liuhe, Ludu Town in Taicang City and Gexianshan Town in Pengzhou City in village planning.
