In the process of rapid urbanization in China, land value shows a growing trend in inner cities and surroundings. At present, the research in China is focused on urban sprawl and land value, but insufficient in the field of the relationships between urban sprawl and urban land price. To reveal the regularity of land price varied with urban sprawl of Tangshan is beneficial for the rational development of urbanization and formation of urban land price.Taking Tangshan as a study case, this paper analyzed the structure of present land use in the downtown of Tangshan, and then adopted qualitative and quantitative methods to analyze the temporal and spatial characteristics of urban sprawl from the four aspects of dynamic index, elastic coefficient, annual growth rate and cancroids movement. Based on that, this paper analyzed the spatial-temporal distribution of downtown commercial, residential and industrial land price through the GIS spatial analysis function. Furthermore, the paper stated the temporal change and spatial distribution of urban land price in nearly ten years by the contour maps, digital models and three-dimensional maps of land price.The results shows a high correlation of a good linear relationship between the urban sprawl and land price, which can be simulated through an equation upon the distribution regularity of urban sprawl and land price in the past 10 years of Tangshan. On the further analysis, it is found that the driving mechanism between urban sprawl and land value appreciation includes socio-economic development, land scarcity, governmental policy, urban planning, regional transportation and environmental factors. Generally, the increase of land use was driven by the economic development of Tangshan from 2000 to 2010, which reflects their simultaneous relationship. And land use change reflects the development direction of Tangshan City. To a certain extent, the governmental guidance still plays an important role.Finally, based on the analysis of market supply and demand, the cooperative regularity model of urban sprawl and land price was established through using the mature mathematical model of dynamic growth——analyzing supply-demand relations in market for reference. It can provide a scientific basis for land management, urban development and planning, and guide urban land management to sustainable and healthy development, beneficial for mitigating the contradiction between land supply and demand to a certain extent.
