| Urban land is a place for all kinds of behaviors and activities in the city. Along with the speeding up of urbanization and marketability in our country, the scarcity and commodity property of urban land are becoming more and more highlighted. And the urban land price as the most directly reflect of the land market supply and demand relation, has increasingly become the focus of public attention. With the improvement of land market system, how to plan the urban land use reasonably, grasp the characteristics and trend of the urban land price, and control the development direction of land market, have become an important subject of urban sustainable development in our country. At present, using the principle of statistics and modern information technology means, the quantitative study of urban land price and the method system of spatial visualization have matured. Using the above methods, the urban land price is studied. It has important application value and practical significance to grasp the changing law of the land market scientifically, optimize the allocation of land resources, regulation and control the real estate market reasonable, etc.This study is based the commercial and residential land transaction data of primary land market in the city of Shijiazhuang from 2008 to 2014. After the unification of the connotation, the spatial database is established by using the location information of the land price. With the help of ArcGIS,GS+, Surfer software platform, and using statistics theory, exploratory spatial data analysis and ordinary Kriging interpolation method, commercial digital land price model and residential digital land price model are set up respectively. According to the model, a series of spatial analysis such as land price quantitative characteristic analysis, cutting-surface analysis, gradient and direction analysis, contour map analysis are carried out. Through the above analysis, the spatial distribution pattern of urban land price in Shijiazhuang and the typical factors which have caused the laws can be obtained.The results show that:(DThrough the case study of urban land price in Shijiazhuang, it prove that the theory of geostatistics and Kriging interpolation method are applicative and scientific in the study of the spatial distribution of urban land price. (2)The spatial distribution of commercial land price in Shijiazhuang have formed a structure of circle layer which decreases progressively from a traditional commercial center and a new subprime commercial center to the edge. (3)The spatial distribution of residential land price in Shijiazhuang have formed a structure of circle decreasing which has multiple peaks and multidirectional ridges. The aggregation effect is not very obvious in this spatial distribution pattern. And the decreasing trend of price is relatively smooth. (4)The formation cause of land price spatial distribution is influenced by policy guidance, such as the urban village reconstruction and the relocation of industrial enterprises. And this effect will continue in the process of spatial and temporal evolution of urban land price in the future. |
