Because of the improvement of our country economy, particularly after 2008 Beijing Olympics Games and 2010 World Expo in Shanghai, a large number of foreign-funded enterprises entered China, which promotes the development of the serviced apartment market and makes it become much more standardizing and high-end.Base on the research background, purpose and significance; put forward the research methods and procedure. According to the research of serviced apartment above, the basic concepts, the theories and the differences between serviced apartment and other tourism real estate are analyzed. The related theory and methods are the survey method, statistical analysis, synthesis and case analysis. Next, take a second-tier city---Qingdao as an example, analyzed the present development situation of serviced apartment in second-tier cities in China, including the rise, market condition, management status and problems in the development. Then, analyzed the influence factors of serviced apartments in second-tier cities, including macro factors---economic factor, political factor, social factor and the market factor and micro factors---location, products and supporting facilities, the management idea, the price and customers'demand hierarchy, etc. Refer to all the factors above and use the SWOT theory, the writer analyzed the Third Space Paradise apartment and put forward the development strategies of serviced apartments in second-tier cities.
