In the late 20th century. China developed rapidly in urbanization. The resulting Suburbanization and urbanization make the pattern of the city spread diffusion. And with the spread of residential-type diffusion, is the rapid development of community commercial space and construction.Commercial space community, with people's lives, the lives of ordinary but important space is where the residents of the community communicated and understood with each other. For the fast-growing commercial space community in the rapid urbanization process, the current domestic research conducted basic perceptual phenomena were describing and summarizing the basic law. In this paper, based on the previous studies, we try to use social statistics research methods, to develop the scope of the study on the community commercial space.Based on the above background, we choose two decades of the fastest growing residential units-text in West Lake District, Hangzhou as the main studying objective. After on-site field investigation and comparative analysis for the differences, we chose the commercial space community along two main roads-Gudun Road, Jingzhou Road in the site to do the case study. Through data analysis and field trips, we try to generalize which factors of the space would make the rental of commercial space community have a greater impact. After concluding the previous studies on this subject, we combines the analysis of previous theoretical studies, to extract seven factors, which is the residential factors, the public transportation factor, the convenience factor of private cars, the height of the story, the verandahs form factors, the form factor of street interface, the concentration of the spaces.Extract of around six key factors, we re-designed questionnaire. And then we did the questionnaire interviews of over 600 operators of the commercial space along the Gudun Road and Jingzhou Road. After collecting the contents of the interviews, we used statistical tools of sociology "SPSS" (Statistical Product and Service Solutions) for statistical analysis, try to reveal these factors which impact more on the community commercial space rent mechanism of action.Finally, case studies and empirical research on the conclusions summarized in this paper based on the community planning and design of commercial space to provide some suggestions and point out the shortcomings of this fine reference for future generations.
