The huge business opportunities bring by the rapid subway contribution are playing much more important role in people’s daily life. Profits of commercial real estate around the subway station area can feedback the operation of the subway, which is so called cooperative development with“Station & Land use”.Nowadays,researches on the development of the subway station has pay much attention on the architecture level, however, ignoring the precondition which can be summarized in two aspects: principal and the scale of the development.By studying different cases of the successful development pattern in domestic and foreign, the article gives further conclusion of the appropriate method to the subway development, what is concentrated on the principal and the scale of the development, by uniting different stakeholders. These methods given by the article are based on the theory of Property rights School and cooperative development, it can help those different stakeholders achieves the result of real“cooperative development”.On the other hand, the article elaborated the space forms of the cooperative development, which is called multifunctional subway station area, different from the multifunctional transport hub and commercial multifunctional building.Finally, the article talked about the precondition and the scale of the cooperative development definitely, and then Summarize specific stratagies for the shortcoming of the actual development in our country.
