Architectural Conceptual Design Evaluation Research Being Aiming At Decision-making Of Real Estate Project

Gradually in the China real estate industry entering the stage of a long-term stable andhealthy development, real estate companies must abandon the subjective decision and conductscientific decision as soon as possible. Evaluation of architectural concept design of theproject is not only the basis for scientific decision-making,but also an important component ofscientific decision-making. It is necessary to improve the evaluation of architectural conceptdesign of real estate projects to make it aim at the decision-making. This article is an appliedresearch on this topic.In real estate projects, architectural programming is an effective way to lead theevaluation of architectural concept design to the decision-making, therefore, this article firstintroduces the theory of architectural programming and describes the relationship betweenreal estate and architectural programming. Then, combined with the the practice of the JYGroup No. R1012block real estate project, specific ways of making evaluation ofarchitectural concept design aim at the decision-making are described, including: the modeof implementation, rights and responsibilities, and processes of architectural programming inthe JY Group No. R1012block real estate project; work steps of architectural programmingand process decision in the JY Group No. R1012block real estate project; architectureconcept design competition and evaluation based on the achievements of architecturalprogramming; decision-making of real estate project accordingly based on the evaluation.Finally, the results of the JY Group No. R1012block real estate project for scientificdecision-making is summarized, including all results achieved by the project in economic,environmental, market efficiency.This fully proves that the project science decision-makingvalidity, at the same time it has accumulated valuable experience about architecturalprogramming in real estate project.The knowledge of architecture, urban, marketing is used synthetically in the course ofthe study. This article provides a useful reference for the research work aboutdecision-making of real estate project in the future.
