With the rapid increase in the continuous development of socio-economic and urban car ownership, the city’s traffic problems are worsening, has become one of the important issues restricting urban development. Facing such a situation, the urban rail transportation by virtue of its unique characteristics to become the new darling of the public transport field by experts and scholars in pursuit of consistent,major cities across the country is off the climax of the approval of the construction of rail transit.Due to China’s urban rail transit construction is still in the preliminary stages of development in urban planning system to take one of the planning strategy,land-use planning and rail transportation planning is often implemented separately, resulting in two in the planning, construction, operation and management of disjointed. Of rail transit on landalong, to help the rational development and intensive use of land along the urban land use planning and rail transportation planning complement each other, and ultimately to urban land use system, the coordinated development of the rail transit system and the city itself.Based on the above understanding, the paper first describes the urban rail transport and land use of the basic theory. Secondly, the paper analyzes the role of rail traffic on the changing land use, nature and land development intensity, and described the role of rail transit on urban spatial structure. Then the article analyzes the main factors affecting the value of the land,and at home and abroad for the calculation of rail transit on land value-added impact of model introduction, selected through the analysis model for the case studies in this article. Xi’an Subway Line2on the use of land along the impact that may occur in the2nd line under the influence of land along the state variation. On this basis, and to the surveys in recent years, real estate values along the data, the use of the land price function method to calculate the land price appreciation amount along the MetroLine2. Finally, the Xi’an track transportation and land use along the coordinated development of the relevant recommendations.
