As the new century's coming, with the accelerated process of urbanization in our country, the number of private cars is increasing, the urban traffic congestion is serious, more and more people have come to realize that-only to develop public transport, can fundamentally solute the urban transport problems, and the domestic rail transit construction efforts are being increased. As the high costs of rail transit investment, and it's the large fixed assets, land resources is influenced by it also, and how to solute the problem of the relationship between the rail transit and land use is a serious problem of the development of the city.The paper analyzes the effect of the rail traffic changes the land use type and improve land development intensity fully, probed into the influenced regions of the rail transportation methods, using the"exchange theory" theoretical to analysis the impact of rail transit to the real estate value-added, then, analysis the impact that the land use along the rail traffic to the rail transit.With the model above,calculate the influenced regions of the main station, the real estate value-added of the Xi'an Metro Line two,finally,ponit that the land use influent the passenger of the rail transit.Research shows that:from the microcosmic angle,the rail transit change the property of the land use, increase the intensity of the land use, from the macroscopic angle, it optimize the space structure of the city, promote the estate, and the land use can influent the passenger of the rail transit.
