Research On Commercial Transformation Of The Old Industry Buildings

With the rapid development of the city and in-depth on the development of the old town, a growing number of old industrial building space is re-utilized. As part of the practice of old industrial building renovation, commerce has a very important impact upon the project’s success or failure. As part of the transformation of old industrial buildings, business transformation plays an important role on the success of the project. However, there are many uncertainties and conflict with the original space, which compared with other functional transformation. Many problems may appear when we execute business transformation. So a reasonable commercial space is very important which the same as the protection of industrial cultural heritage. Therefore, it is necessary to carry on a systematic study on the existing commercial transformation.In this paper, we will analysis the deficiencies and feasible of the commercial transformation by investigating the actual transformation case from the view of the architectural design. In addition, we could sum up some design methods and strategies of the business transformation through learning from some of the successful old industrial building business transformation case.The thesis consists of six chapters. The first chapter is an introduction, the second to fifth chapter is the main part of the paper, with the structure of "theory practice-theory", and we cold make some suggestions and thinking.Chapter one:We will introduce the background, the purpose and the significance of research, furthermore, the solving way of the critical problems, research methods and technology.Chapter two:Firstly, we describe the development of business transformation from domestic and international. Then making classification with the business transformation, third, we describe the investigate content and identify the case. Finally we elaborate the confliction when practice the old industrial buildings.Chapter three:Analyzing the external environment of the business transformation of old industrial buildings, which contains commercial type, the factors of the formation of business and the problems on existing old industrial building business transformationChapter four:After the investigation of the case, we analysis and summaries the business transformation method of the old industrial buildings from the layout of commercial space, traffic conditions and building renovation design.Chapter five:Some suggestions and thinking on the business transformation of old industrial buildings.Chapter six: The summary of the research and the outlook for the future business transformation.
