The area along the Great Canal has great potential for development. Its distinguished city pattern and long-history culture defines the future orientation and direction of the area. Industrial Architecture preservation and renovation is a long-lasting, complicated, vital project to the destiny of Hangzhou city, which not only faces challenges in architecture field, but also implicates complex social, economic and culture problems.Under the background of the Great Canal applying for the World Heritage and new town construction, industrial buildings renovation projects along the Great Canal in Hangzhou city has increased over the years, and developed a distinguished and relatively mature reconstruction pattern. In this rapid-developing age, the government, architects and developers should slow down their pace, reevaluate the finished projects and reconsider the gain and loss during the process.This paper uses methods like online questionnaire and site investigation, summarize and analyze the characteristics and utility conditions of finished industrial building renovation projects. It also studies the construction process from different perspectives like policy decision making, laws and regulations, design strategy, etc. According to the exist problems, strategy and advice are proposed based on three aspects:interaction, authenticity, and community realization. In this way, it will help improving other industrial architecture renovation practices, and provide certain experience lessons for present industrial architecture renovation in Hangzhou city.
