With the rapid development of the economy in China, and the gradually accelerating process of urbanization, the housing market is developing vigorously. At the same time, due to the lack of effective management and control of the housing market, resulting in the residential market revealed many problems in this process. Now, Chinese scholars oriented their Visual Angles towards researching on domestic prices to rise rapidly, blind overheating in the housing investment, dwelling structural imbalance of supply and demand on such issues, with a view to seeking countermeasures and methods to safeguard the healthy and sustainable development of the domestic market. But analysis and research on the residential market from the perspective above is not enough, just because the housing market as a slightly special market, possess financial market characteristics, meanwhile have an intersection with the construction industry which be blessed with process of production and consumption. For this reason, we should also pay attention to the issue of input-output efficiency within the housing market, and there are no scholars who make an intensive study of the efficiency of china’s domestic market.This article is just from the perspective of economic efficiency of their own input and output for the above reason. First of all, basing on dissecting the often-used methods of efficiency evaluation, analyzed the selection and use of efficiency evaluation which is correspond to the housing market features, scheming out a modeling process of the residential market efficiency evaluation method application that is taking Data Envelopment Analysis (DEA) as the leading factor. Secondly,according to the operating data of 35 large and medium-sized cities’housing market from 2002 to 2009,take measure and evaluation on the efficiency of housing market in different regions in China to get the scale efficiency and pure technical efficiency and efficiency value overall scale by DEA. Consequently, reveal the overall situation of china’s housing market efficiency, taking eastern, western and central regions as regional division, analyze and illuminate the efficiency characteristics of these Regional Housing Market shows. Finally, conduct regression analysis experiments on the factors affecting the efficiency of china’s housing market by using Tobit model, and get ratio and quantitative relationship between various factors in a comprehensive environment. Provide theory and practical consult for the research on Scale efficiency and pure technical efficiency and overall scale efficiency of the domestic market, simultaneously, taking instructively supplement in the analysis and research on developmental factor which influences the domestic market.
