Qingdao Urban Renewal Land Transfer Mode Empirical Research

As the developing of Socialist Market Economy and the process of urbanization,which real estate investment market has become more active than before, inhabitantswho met their basic needs had increasingly strong demand for housing in terms of bothsize and quality of the house. As the result, old city reconstruction being concerned bygovernment, inhabitants and business gradually, got more and more attention frommany aspects, with the urban renewal development, rise of living standards, increasingof the urban construction quality and improving of urban economic investment. Old cityreconstruction is stepping on the stage of the real estate market, entering the real estatemarket.2011, the first year of the Twelfth Five-Year Guideline and the critical period forconstructing a all-round well-off society, is the key year deepening reform and openingup and accelerating the transformation of economic development and the critical year toimplement national real estate control policy. Accordingly building livable cities andpromoting social harmony and stability which aimed at protecting and improve thepeople’s livelihood effectively have been designed by Qingdao during the TwelfthFive-Year Plan period in the way that we should expedite the implementation ofcomprehensive economic and social development of Qingdao into the track of scientificdevelopment and accelerate the transformation of economic development pointing onnew development. Equally important, according to the global vision and theinternational standard we should play local advantage and implement strategy namedProtection of Environment Surrounding Jiaozhou Bay and Development Around theJiaozhou Bay, moving forward to the prosperous, civilized and harmonious moderninternational city.This paper selected2011, a year of change, by the research method of combiningtheoretical research with typically empirical studies. And then on the basic that weanalyzed deeply on old city reconstruction in Qingdao, the police of old cityreconstruction in Qingdao was analyzed and compared with the police of old city reconstruction in Dalian by using of comparative analysis, which summarized problemsof land transfer mode and looked for comprehensive proposal that adapted the actualtransformation of the old city of Qingdao.
