| With the rising real estate market development in recent years, rapidly risinghouse prices began to appear non-normal growth. Since2005, countries began tofocus on the introduction of a series of continuity, targeted, long-term policies toincrease regulation of the real estate market, the national real estate market moreviolent fluctuations, while the state actively to increase the protection of housing,affordable construction and supply of housing, low-rent housing, affordable housing,optimize the supply structure of the residential market, to protect low-income housingneeds. Nanjing as a mainstream second-tier cities, the real estate market real estateregulation has also been a serious impact on real estate development and investmentrisk is gradually increased.Based on the above background, this paper make the Nanjing XingYuHuaFuProject as the study object.First,it analyzes the investment decisions of the real estateinvestment projects, the preliminary work, development, construction and sale of fourdevelopment stages of the main risk factors, on the basis of the project at the macroreal estate market investment environment and trends, investment environmentanalysis and depending on the characteristics of the project; followed by combinationof the characteristics of the project to build this project investment risk evaluationindex system, and determine based on the level invest in the development of fuzzycomprehensive evaluation method of analysis as a project risk assessment method;Finally, according to the actual and empirical data, draw a project investment riskrating, and evaluation of the results of empirical research, targeted at different stagesof risk aversion measures and countermeasures.After the empirical research of the XingYuHuaFu project’s investment risk in thispaper, we can obtain further clarify the probability of the investment risk factors in thereal estate project development process, and provide a way to control the real estate investment risk. |
