Real estate investment is the more attention on the social field, along with the urbanization process, real estate commodity economy matures, brought new development opportunities for development of real estate investment. Property compared with other engineering projects has the character of immovability, are in the process of investment decision, such as economy, policy, technology, society, nature, international uncertainty factors, such as the uncertainty factors make the potential risks of real estate investment has certain risk occurrence may bring large economic loss to the project. Therefore, research on real estate investment risk evaluation has an important reference for investment decisions.Papers in reference to the existing real estate project investment risk management, on the basis of the theory and methods of real estate project investment risk evaluation of quantitative model building method and train of thought, selected using intelligent data processing method, rough sets to project risk evaluation, using the rough set theory to construct the real estate project investment risk evaluation model, the key influence factors of real estate investment risk and its impact is analyzed, and its application to the empirical research.Paper main research content:First of all, the thesis of real estate project investment risk management of the relevant research results at home and abroad were summarized and the existing literature study, analysis of the current research status and existing problems, and put forward in this paper, we study the focus; Second, summary of theoretical basis, the paper use the rough set method, and the theory of real estate project investment risk management theory are summarized, guide the thesis research. Analyzed the current status and problems of real estate project investment risk evaluation of the error, this paper introduces the rough set theory, has been clear about the rough set theory in dealing with a measure of the redundant information and lack of uncertainty and information risk evaluation on the influence factors such as advantage; Then, from the environmental risk factors, the prophase investment decision and construction process, sales leasing stage and other risk factors such as the four real estate project investment risk identification and analysis, risk evaluation index system; According to the theory of the proposed method, rough sets is put forward the feasibility of the analysis of real estate investment risk evaluation and build the risk evaluation model based on rough set theory, analyze the process of model theory and its application; Finally, empirical research, and through the case analysis, using the rough set risk evaluation model built on real estate project investment risk analysis, comprehensive evaluation results, and proposes the corresponding advice about risk management.Paper combines the theory with practice, through to the real estate investment risk evaluation process and evaluation method of analysis, the corresponding theoretical foundation and rich method system, this paper puts forward that the rough set theory in the new investment risk evaluation method has certain innovation, using intelligent real estate investment risk evaluation, risk evaluation model is a new attempt, practice results show that the method in real estate investment risk evaluation has good applicability.
