The demand for housing market is the driving force in all economic activities ofhousing market. The research of housing market can provide Government afoundation to formulate macro-control policy and provide a basis for the developers,investors, consumers to make a decision of investing the housing market, and it alsocan help to keep the housing market health.Firstly, this paper takes the demand of housing market in Hangzhou as researchsubject. It clears the concept and theory of the demand for the housing market inHangzhou and analyzes the development of the housing market in Hangzhou;Secondly, through the analytic hierarchy, I find the most important factor of affectingthe demand for the housing market in Hangzhou is disposable income and housingpolicy. Through correlation analysis and gray correlation analysis method, I analyzethe important factor which can be quantified of the demand for the housing market inHangzhou and conclude that the housing prices, area of finished project, populationand per capita living space is more important than the amount of investment ofhousing, the level of urbanization, family structure and so on. Then according to theneeds of the housing market in Hangzhou, the characteristics of regression analysisand gray system model, in the basis of the housing policy of a few years ago, thispaper established dummy variables without the effect of policy, the housing marketdemand system model with adding the policy dummy variable and gray correlationanalysis method. This paper predicted the demand for the housing market inHangzhou in the next three years with these and analyzed the result. The result showthat it is more suitable for the predictable model of the demand for housing market inHangzhou to add the policy dummy variable of the purchase of credit limit and assist.This paper concludes that it still will have strong demand in the housing market inHangzhou under the pressure of a tight national macro-control policy in the nextthree years. The “purchase of credit limit” policy reduces about2million residentialsquare meters per year in the next there years.Finally, for the development of Hangzhou housing market problems, this paper gave the policy recommendations of keeping supply and demand balance andpromotes healthy and sustainable housing market and stable development.Due to the method and models for forecasting the demand of Hangzhou housingmarket’s applicability, it is not only limited to Hangzhou, but also can be used to othercities’housing market.
