An Evaluation Research On The Development Mode Of Tourism Real Estate In Shandong Province

Tourism real estate is a new field which emerges when the industries of real estate and tourism combine. As an industry of huge development potential, it gradually becomes a new investment and hot topic, and exerts a great significance to the further fusion of tourism and real estate and to the positive interacting development of the two industries. Although it has brought a huge benefit in social and economical, the development of tourism real estate still in exploration phase.It theory, method of development still need to be consummated.At present, tourism real estate of Shandong Province appears a good momentum in its development, and in the coastal city of Shandong Province has formed a larger tourism real estate groups, but the relevant theoretical research is still quite few. Under this situation, an exploration and research on the development mode of tourism real estate in Shandong province contributes to the theories and references in the development of tourism real estate.This paper uses qualitative and quantitative analysis, theory and practice research methods.In the theoretical basis part, the author first explains the basic knowledge of tourism real estate, including the concepts, the features and the types.I put forward the concept of tourism real estate," based on a variety of real or potential tourism resources for the development opportunity,combining the leisure industry and real estate industry through various aspects of integration,restructuring and innovation,and form a new model of industrial development.It is tourism product and property form,having functions of tourism,leisure and vacation and so on. Then the researches of tourism real estate from home and abroad and its development are systematically discussed. The relationships with tourism and with real estate of tourism real estate are also analyzed in this part.Based on the theoretical research, the development mode of tourism real estate in Shandong province is chosen as research subject. Thus the necessities and conditions of developing tourism real estate in Shandong province are hackled, and the current situation of the development of tourism real estate in Shandong province is pointed out. Combined with the above analysis and research, the development mode of tourism real estate in Shandong province can be divided into single developing mode of tourism real estate and composite development mode of tourism real estate. The first mode include first residence oriented scenic housing development mode, and tourism vacation oriented vacation real estate development mode and tourism commercial real estate development mode. The latter refers to the comprehensive tourism real estate development mode integrating residence, vacation, business, and recreation. According to the above research, the index system for the evaluation of development mode of tourism real estate in Shandong province is established, and with the help of Analysis Hierarchy Process, Delphi Method and fuzzy comprehensive evaluation, the evaluation mode is finally established. Then the author carries on a empirical study, with the case of the project of Qingdao Haiquan Bay, and verifies the availability of the mode, which provides a new way for the choice of tourism real estate project development mode.
