At present, with the goal of indemnificatory housing construction in China continuing to expand, the housing funding gap is greater. Chinese indemnificatory housing financing channels are relatively unitary, and therefore need to seek new financing ways to break the funds bottleneck.Indemnificatory housing is a concept corresponding to commercial residential building. So the article first analyzes the general real estate, including real estate project development main financing methods and so forth, to provide some reference for indemnificatory housing financing. On the basis of analyzing of the current indemnificatory housing financing situation, the paper sums up the main financing means of the housing which are six funding sources, involving central and local government funds, land sale revenue, local investment and financing platform, the housing provident fund increment income, commercial bank loans and recovery funds of selling and renting the housing. At the same time, the essay summarizes the problems of the housing development financing, providing the corresponding basis for the proposals of perfecting the housing diversified financing methods in the article later part.The core part of the paper is to establish the suitable financing means of the indemnificatory housing. Based on drawing lessons from foreign experience and real estate financing ways, the paper establishes the more perfect housing financing modes from the theory, comprising real estate investment trusts, using the bond, the introduction and popularization of the housing provident fund, and the PPP model. The paper analyzes the possibility and necessity of applying these new financing means, and establish the operation modes and processes of these financing ways. Combined with the characteristics of various types of the housing, the article puts forward the applicable financing methods of low-rent housing, public rental housing, affordable housing and price-fixed housing, the shanty town transformation housing.Finally, the proposals to grow diversification financing ways of indemnificatory housing development are put forward in the essay, including playing the leading role of government, exploring pluralistic financing modes, developing and improving relevant laws and regulations of the REITs and PPP mode, the establishment of the systematic matching support policy, setting up incentive and regulatory mechanisms and so on. These policy recommendations are taken to better guarantee indemnificatory housing financing in order to complete the construction of the housing.
