Since the implementation of the commodification of housing in1988, China’s real estate market presents the trend of rapid growth, commercial housing sales price showing a continuing rise in the volatility characteristics of the real estate industry has become a pillar industry of national economy and an important economic growth point. Made significant achievements in the housing reform, are facing a new problem, in imperfect urban housing security system, resulting in a blank field of the "sandwich class", both out of the housing security conditions and are unable to purchase affordable room within the "sandwich class", as well as beyond the affordable housing security conditions and are unable to purchase of real estate outside the "sandwich class". This convergence of improper special groups due to the housing security system number is gradually rising, the housing situation can not be ignored, especially in large cities, the housing problem of the "sandwich class" groups become more urgent. However, our study of the "sandwich class" housing problem is still very weak, remain in the phase of theoretical research literature is less a lack of empirical research, not enough to deal with at this stage, the "sandwich class" housing problem.In this context, this article by reference to at home and abroad, using the model of the hedonic price method, the "sandwich class" real housing needs of decomposition as the key feature of housing demand, in order to accurately assess the more fundamental level." sandwich class "real housing needs.
