With the end of2004, China canceled the geographic limitations of the controlling interest in foreign investment, Foreign enterprises gradually expand the areas and the amount of investment, retail industry is facing unprecedented opportunities and challenges in china. On the one hand, the foreign advanced business model and investment philosophy spread to China, retail industry is facing the grim situation of reform and reorganization, changing the traditional business model to adapt to the pace of the world’s retail development; On the other hand, foreign retail great impact on the development of Chinese retail industry, the residents foreign retail dependence is not conducive to the healthy development of chinese retail industry. The research of retail outlets provides reference for the retail development on the spatial structure.Urban retail network layout is an important part of urban planning, influences urban commercial development to a large extent, thereby affects the sustainable development of urban economy. The article investigates the spatial distribution of retail outlets and influencing factors, and proposes optimization strategies.The first chapter introduces the topics of the background and purpose and significance of the article and summarizes the relevant research advances, research contents, research methods and technology roadmap at home and abroad.The second chapter summarizes the study of commercial geography theory:the theory of the center, the shopping district theory, agglomeration theory, theory of consumer behavior and geographic information systems theory.The third chapter explaines the current situation of commercial network research in Yanji. First an overview of recent years, Yanji City retail on the rise; Then analysing the format structure of retail trade, it is relatively simple and three stages:The initial stage, the stage of rapid development and high-speed development stage; with the nearest neighbor distance quantitative Yanji City, retail outlets concentration analysis; Then dividing hierarchy of retail outlets by cluster method analysis; Finally summing up the layout of the commercial center in accordance with the density of commercial outlets.The forth chapter divides the general, control and key development areas of retail outlets in Yanji from regional service convenience, population, road density and land prices by using the technology of GIS; Service convenience shows a negative trend with price of land and commercial network layout, however a positive trend with the population; Questionnaire and analysis of consumer behavior, brand quality is to select the malls main reason the bus is the main way to select the travel and select the large shopping malls more Korean consumption was higher than the Han, on the way to travel and choice of brands; Yanji city planning to further promote the adjustment of the layout of urban commercial and optimize the layout of the structure of the commercial space.The fifth chapter summarizes problems of the commercial network layouts in Yanji on the basis of above research and gives optimization proposal.The sixth chapter summarizes the achievements of the research, and looks ahead to the future expansion of the research.
