Since2001, China’s commercial real estate investment to the average annual growth rate of33%, than residential investment growth rate6percentage points. In fact, from the beginning of2000, China’s commercial real estate investment growth rate than the national economy, the commercial real estate real estate investment proportion also showed a rising trend year by year.2004national commercial real estate investment grew32%than2003, completion of the new commercial housing area increased by16%, higher than the real estate development project area grew5.73percentage points. In2005, China’s commercial real estate presents faster development impetus, only then from January to May, the commercial real estate project construction area will reach0.134billion square meters, the investment growth of38.7%over the same period. And the first quarter of2007, the shop to complete the development of investment of40.153billion yuan, grow17.7%compared to the same period. Visible, in recent years, the commercial real estate for the full integration of industry and business for the characteristics of the estate form, is gradually becoming the real estate market darling. At the same time, the national real estate market has been the impact of regulatory policy, housing prices and sales, real estate development investment growth fell further, industry to adjust the situation significantly, especially residential industry present situation is worrying. Therefore, at present estate change situation, the development of commercial real estate is a wise choice for developers. But the present China commercial real estate market is still not mature, the commercial development of space is also great. Commercial real estate in the national economy plays an important role, so the Chinese commercial real estate healthy development is very important. At present our country is in the commercial real estate development and operation mode has many problems, for example:the early days of the project planning is insufficient; lack of long-term stable financing channels; lack of professional experience in the operation and so on. In this situation, to our country commercial industry status quo and development of the operation mode of analysis, can be very good to improve China’s commercial real estate development and operation mode. The commercial real estate of our country after all these years of development, has entered a development toward business transformation stage, although also obtained the achievement be obvious to people, but it also exposes a lot of problems. This paper is based on the "Simon NaiLun square" the cases for comprehensive analysis, as well as to the Chinese commercial real estate development mode research to explore suitable for "Simon NaiLun square" business development mode, so as to other commercial real estate developers to provide reference.
