The Studon Performance Evaluation Of The Affordable Housing Project

Housing security issues is an important livelihood issues. Whether it can be solved or not, itrelates to the embodiment of the level of governance and credibility of the government, alsorelates to the economic development and social harmony. China began to build affordablehousing since1998.After more than ten years, the affordable housing scale has been expandingand the type is diversification,the living conditions of urban low-income residents has also beensignificantly improved. In recent years, the speed of construction is fast, there are a lot ofproblems at the same time. For example, such as “crooked house”,“cardboard door”,“thinsteel”quality problems is frequent, the facilities are not complete, the affordable housing funds ismisappropriated, unfair distribution makes the object can’t enjoy the security, who should beguaranteed. So people begin to pay attention to the problem that if affordable housing project hasachieved the desired objectives and effectiveness, if the project performance has been improved.However, China does not have a scientific, workable performance evaluation system ofaffordable housing project. In this context, studying the performance evaluation of affordablehousing project, has great practical significance for improving the construction quality andmanagement level of the affordable housing, also for promoting fair distribution.The article is divided into six chapters. Chapter1is the introduction, including backgroundand significance of the research, domestic and foreign research literature review, main contentand methods of the research. Chapter2defines the basic concepts of this article and analyses therelevant theories, building the theoretical basis of this study. Chapter3uses the experience ofperformance evaluation of public project of United States, Britain and Australia for reference andcome to draw inspiration. Chapter4designs the performance evaluation system of affordablehousing project, and explores the purpose, characteristics, contents and methods of performanceevaluation of the affordable housing, then constructs a performance evaluation index system.Chapter5is case analysis. It uses the index system designed in the previous chapter to fuzzycomprehensive evaluate the performance of affordable housing projects in Xiamen City, testingindicators of scientific and feasibility; Chapter6puts forward recommendations to Improve theperformance of the affordable housing project.
