Performance Evaluation Of The Different Types Of Affordable Housing In Hangzhou City Based On The Dea Method

Construction of affordable housing project is a major livelihood issues. It is related to the credibility of the government, and is also a manifestation of the government’s ruling ability. It will affect the harmonious development of the society and economy. Since1998, the Chinese government began to put the low-income housing into construction. After more than ten years of development, the security type gradually tends to diversification, and the housing conditions of low-income families has been improved a lot. Especially in recent years, low-income housing construction is surged ahead. Nevertheless, it is also appeared many problems, such as facilities, unfair distribution and so on. So people turn to whether affordable housing has reached the expected target, and how to improve project performance.Therefore, this paper evaluated the efficiency of various types of affordable housing in Hangzhou City, to distinguish the relative efficiency of them, and provide the references for the government policy making.The full text is divided into five chapters. The first chapter is the introduction, including the background and significance of the study, domestic and international research literature review, research content and research method. The second chapter defines the basic concepts, analysis of the relevant theory, constructs the theoretical foundation of this study. The third chapter constructs DEA model for low-income housing types of performance evaluation, introduces the related concepts of DEA and model. The fourth chapter analysis the technical efficiency, pure technical efficiency and scale efficiency of various types of affordable housing in Hangzhou City, based on the research of more than500affordable housing households in Hangzhou city, to distinguish the relatively effective and ineffective decision making unit, then, find the optimization and adjustment methods. The fifth chapter is the summary and outlook, it summarizes the full text, points out the limitations of this study.
