The Study On The Performance Evaluation Of Affordable Housing Project

Housing is the basic requirements and material basis of the human survival and development,it's not only a human living space,or the carrier of people lifestyle and life concept.In our country,since the housing system reform in 1998,the real estate industry has experienced 20 years of rapid development,capacity and the overall size of the residence has reached a higher level,house prices are rising.But,along with the rapid development of China's economy,the gap between rich and poor is gradually increasing,lead to part of the low-income groups in the housing market competition at a disadvantage,unable to pay for the cost of living overpriced.In order to solve the problem of the housing difficulties of low-income people,the government introduced a series of housing security measures,the affordable housing construction is one of the major initiatives.In recent years,our country continues to intensify the building of affordable housing,especially in the "twelfth five-year" period,from 6 to 7 million units of affordable housing construction plan largely solved the housing difficulties of lowincome people.However,as the early stage of the construction of affordable housing completion in succession,new problems has been exposed.Such as affordable housing project quality is unqualified,not perfect supporting facilities,idle for a long time after the completion and occupied by someone who does not conform to the application conditions,etc.,make the affordable housing project construction not fully achieve the desired effect.As a government public investment projects,affordable housing investment effect is related to the vital interests of every citizen.Performance evaluation to the affordable housing project,either through the evaluation results reflect the actual problems existing in the process of affordable housing construction,and also can guide the affordable housing policy adjustment and improvement of housing management system,so as to improve the effect of affordable housing policy.Based on the fully research of the performance evaluation of government investment project performance evaluation at home and abroad,and the performance evaluation theories and methods.Combining with the characteristics of affordable housing projects,the content and methods of affordable housing performance evaluation are discussed in this paper.By investigation and comprehensive analysis,build the evaluation index system of affordable housing project performance evaluation.The evaluation results were "good" and the measures to improve the performance level of the low-income housing project were put forward based on the feedback information.
