In recent years, In order to curb the excessive growth of house prices and solve the housing problem in big cities our government rolled out a series of policies and measures. One key proposal is speeding up the construction of affordable housing projects to increase the effective supply of housing and issued a series of policy measures to support the construction of affordable housing. The government vigorously promote the affordable housing policy to stabilize the market. Under such background, the research and analysis of the effect of affordable housing to house prices is very necessary.This article first analyzed the effect of affordable housing to house prices in theory. And makes an empirical analysis between the two variables, then analysis the impact of the affordable housing on Xi’an real estate price after the government has put forth a series of policies based on investigations. And then concluded that the affordable housing had little influences on house price, but it is not the main influence factors and it can’t impact the real estate product market to a great extent. Finally based on the above empirical analysis, propose the policy recommendations This passage is divided into four parts.The first part is the introduction. In the first place, it introduces the background and significance of this research, the domestic and foreign research review and then describes the research thought、research method and Innovation of this paper.The second part is the theory expounded. This chapter introduces the relevant theoretical basis from the perspective of different disciplinesThe third part is the empirical analysis of the impact of affordable housing to real estate prices. This chapter using spss software to do the empirical analysis of the relationship between the affordable housing and real estate prices, analyze the impact of the affordable housing on Xi’an real estate price based on the relevant investigations.The fourth part is the conclusion and policy suggestion. This chapter draw the conclusion according to the empirical analysis in third part and provided some suggestion to promote the development of affordable housing and stabilize the real estate market.
